Small apartment buildings

This pattern is more common overseas. Small apartment buildings exist here already but good ones are rare and current rules make mixed-use difficult. For those who want to live without driving on a day-to-day basis and do not wish to garden this can be quite appealing. They could be rented or owned as part of a body corporate.

A diagram showing small apartment buildings of two to four stories with one to three apartments per floor. The ground floor may or may not contain small-scale retail. Garaging (if present) would ideally be elsewhere, decoupled from the residential building entirely, though a shared private courtyard or even roof garden is beneficial. These buildings work best when the run lot-line to lot-line on the sides, with little or no front setback. Buildings like this help define central urban areas and suburban nodes.
